The Process

GET PRE-APPROVED

If you are not Paying Cash, getting Pre-approved from a Lender prior to beginning your home search, will allow you to determine your budget and will also allow us to over quickly on submitting an offer once we find the right home.

SELECT & TOUR PROPERTIES

  • Communication is key to finding the right home; we as Brokers have access to what is factual & updated inventory
  • Once your criteria are determined, I will set up a Custom MLS Portal for you to begin searching for homes on the market
  • If you see a home on another website, at an open house or just driving. thru a neighborhood contact me and I will research and set up a showing to tour the property!

WRITING AN OFFER

  • Be prepared to move quickly once we have found the right home
  • Submit Pre-Approval Letter from Lender 
  • Securing your Earnest Money Deposit
  • Submitting Proof of funds for your down payment/closing costs

NEGOTIATE

After we present your offer to the Listing Agent, it will either be:

  • Accepted 
  • Rejected
  • Seller will make a Counteroffer

I will use my knowledge of the market and negotiating skills to negotiate on your behalf.

CONDUCT DUE DILIGENCE & INSPECTIONS

  • Bring in a professional home inspector to ensure the condition does not have serious or hazardous issues
  • Understand any be future maintenance that will needed
  • We will negotiate any serious issues and bring to Sellers's attention

MORTGAGE LENDER REQUIREMENT

  • Credit Check
  • Employment/Income verification
  • Submit to Underwriting
  • Land Survey
  • Lender Market Value Appraisal
  • Homeowner's Insurance Policy

CONDUCT TITLE SEARCH

  • Title Company to remove any encumbrances
  • Obtain Title Insurance

GET A CLEAR TO CLOSE

  • Obtain Funds for Closing
  • Get Wiring Instructions from your bank
  • To fund the loan and purchase property
  • Schedule the Closing Day, Time and Location

FINAL WALK THROUGH

  • One last look at property to ensure condition is same as contracted
  • Transfer Utilities in your name
  • Schedule Movers
