Fall 2026 Real Estate Market Update

INSIDE SCOOP WITH CANDICE

Observations by Candice:

Buyers across Oakland County have become more selective, taking their time and weighing every option before making a move. At the same time, inventory has picked up throughout Birmingham, Bloomfield Hills, Rochester Hills and the surrounding Southeast Michigan communities, giving them more to consider.

The middle market is where that hesitation is showing up most, with buyers negotiating harder and taking longer to commit.

Luxury buyers, less impacted by the pressures affecting the broader market, continue to move forward, and that segment is performing well for properties that are strategically priced and positioned for today’s market.

Let's take a closer look at what's ahead.

Luxury Real Estate: Sellers Begin To Respond

The North American luxury real estate market continues to evolve as we head into fall. For luxury buyers and sellers in Michigan, the latest data provides important context for what we are seeing locally. While the data does not establish a trend yet, the convergence of sales and inventory with August 2025 levels is significant following a year in which luxury sales have consistently outperformed the previous year, while supply has fallen. This suggests sellers may finally be responding to the strength of underlying demand.

SINGLE-FAMILY LUXURY REMAINS FUNDAMENTALLY STRONG

For the first time since the beginning of 2026, single-family luxury sales were close to parity with the same month in 2025, increasing just 1.72% year over year. Inventory was similarly close to last year’s level, at only 1.9% below August 2025. More importantly, new listings increased after consistently trailing 2025 levels throughout much of the year.

Why Buyers Shouldn't Overlook

A Fall Move

For homebuyers across Oakland County and Southeast Michigan, fall can bring opportunities that aren't always available during the busier spring and summer markets. Increased inventory can give buyers more homes to consider, greater negotiating room and, in some cases, better pricing.

Seasonal market shifts can create advantages for buyers who are prepared to act when the right property becomes available.

ON THE WINGS OF ANGELS

DRIVE FOR SURVIVORS

Domestic violence survivors and their children deserve a real chance to start over, and On The Wings of Angels helps make that possible.

I am asking you to stand behind their work with me.

As an Advisory Board Member, I've seen the importance of putting real resources directly into the hands of survivors when they need them most.

We are two weeks away from Drive for Survivors at Topgolf on Thursday, October 1st from 6:00–9:30 PM at Topgolf Auburn Hills.

I'll be there, and I'd love for you to join me! Bring a client, a colleague, a friend you've been meaning to catch up with, or come on your own. And you don't have to golf to be part of the evening.

Thanks to our incredible sponsors, event costs are already covered, which means 100% of ticket proceeds go directly to survivors. Those dollars help provide emergency housing, transportation, therapy, legal assistance, basic necessities and other critical resources survivors and their children need as they begin again.

▶️ $125 All-Inclusive Ticket: Food, unlimited Topgolf game play and two top-shelf drink tickets.

▶️ $75 Social Ticket: Food, two top-shelf drink tickets and entertainment. No golf required!
