As of August 17 new regulations require that you sign a Buyer’s Representation Agreement before touring any homes. This nationwide policy, which affects all Realtors who adhere to the National Association of Realtors' guidelines, formalizes the relationship between you and your Realtor.
The Buyer’s Representation Agreement is a binding contract that outlines the mutual commitments between you and your agent. It specifies the roles, duties, and responsibilities of both parties, including your compensation arrangements. This agreement ensures that you are fully informed about what to expect from your agent and what is expected of you in return.

The full practice changes are as follows:
- Going forward will be prohibited from showcasing how much the Seller is offering in broker compensation/commissions on the Multiple Listing Services (MLSs). Although offers of compensation will continue, and to be an option consumers can pursue off-MLS through negotiation and consultation with real estate professionals.
- All buyers wanting to tour homes must enter into a written buyer agreement with their chosen Realtor before they can tour a home.
