Why Mid April Is A Strategic Time

For years, housing data has consistently shown that mid April, often around April 12 through 18, tends to be one of the strongest windows to list a home.
This is not a new trend. It is a recurring seasonal pattern.
Why This Timing Works
By mid April, buyers are already active. Serious buyers have been watching the market since late winter. Many are prepared to act.
At the same time, inventory is still building. The full wave of spring listings has not yet reached the market.
Demand is established. Competition has not peaked.

Homes listed during this window tend to benefit from:

- Faster movement

A few weeks later, inventory increases and that advantage begins to narrow.
